Taxes:  
$2,895 annually


Roof:
Installed around July 2005 - 5 years old. According to the seller disclosure from the previous owner ('06) the roof was 8 months old when we purchased the house - which means a new roof was installed around July 2005 and is approximately five years old. 


Flood Plain:
No. The home is not located in a flood plain and does not require flood insurance.


Zoning:
We are located in the D4 zoning district. 


Windows:
The windows are newer (8 years old) and are  Faerber's Bee triple pane windows. They come with a "long as you own them guarantee" from Faeber's Bee Window Inc. This renovation was added to the home in 2002 and cost approx $25,000-$30,000. The new windows are found throughout the house, have locks, are triple pane, and flip in and out for easy cleaning. They also are energy efficient, helping with the heating and cooling costs in the summer and winter. If you have been looking at older homes in the area, you will notice that many of the windows are old and need to be replaced to maximize energy efficiency - this cost is a huge cost to any home buyer.


Underground Fence: 
We use the underground fence daily. We installed the fence after we moved in during 2006/2007 and paid approx $1,000 to have the whole property wired for underground fencing. It is a "DogWatch" system. This price included the collar (one collar available), the transmission box in the garage, and the complete wiring of the property (all four sides). We have been very happy with the system. 


Window Coverings:
All window coverings that are on the windows (all bathrooms and bedrooms) will come with the home. We purposefully did not put window coverings on the large picture windows in the dining room and living room - just a design preference to take advantage of the pass-through view from greenway to the backyard.


Wood Floors:
Wood floors cover the entire first floor (1,818 square feet) and are in excellent condition. The wood floors are 3" Mayfield Oak by Columbia Flooring (Timer Falls Collection). We do have extra pieces for future projects or repairs if needed in the future.


Utility Bills: 
Obviously utility bills fluctuate depending on the season / your lifestyle. Below are estimated costs:
  • Gas: Approx: $20-30 (warm months) to $117 (Jan '10) / $207 (Feb '10)
  • Water: Approx: $50-$60 per month 
  • Electricity: Approx: $75-80 per month

    Heating, Cooling and Furnace:
    • Heat = Gas forced air, high efficiency
    • AC = Electric Central A/C
    • Furnace Model: Bryant Plus 90i, high efficiency
    • Estimated age of furnace: 9 years old (first log on record is 9/24/01 and inspector report in '06 estimated the furnace to be 5-7 years old at the time). We recently had our Puron refilled for the Bryant air conditioner, at which time the technician indicated that the HVAC systems are all in great shape.


    Commute / Location:
    For those not familiar with the area, we are a 15 minute commute to downtown Indianapolis, 3 minutes from Broad Ripple Village (restaurants, shopping, coffee shops & bars), 5 minutes to Nora (Target, Whole Foods / grocery stores, etc.) and 10 minutes to Castleton (Fashion Mall, restaurants, etc.). Although the house is located is a semi "urban" setting, you would never know it, as the house sits on a private .36 acre lot on the  White River Greenway. For those of you who are outdoor enthusiasts, the White River Greenway links up to Holliday Park by foot and bike trails. You can also walk  or bike across College Avenue and you will link up to the Monon Trail in Broad Ripple Village. The location of the home is truly "centralized" and cannot be beat!
